Early sales have got off to a flying start at landmark Cardiff development, The Mill, Canton.
Over 100 homeseekers flocked to the pre-show home launch – held by Lovell Homes at Cardiff estate agents HoskinsMorgan – snapping up the entire first release of two-bedroom houses in just an hour.
The Mill will create a brand-new urban village in Canton, west of Cardiff city centre, transforming the former Arjo Wiggins paper mill site with stylish apartments and homes, creating a sustainable and aspirational community in a stunning riverside setting.
“We held our pre-show home launch in response to the huge excitement surrounding The Mill,” says Lovell Homes regional sales director Julie Bowen. “By the end of the weekend, half of our entire first release of two-, three- and four- bedroom homes had been sold and we’ve brought forward the next release of homes in response to demand.”
The pre-show home launch was designed to provide buyers with an early opportunity to see the exceptional style and quality on offer at The Mill, she adds: “After receiving more than 1,000 enquiries from interested homebuyers, we wanted to invite them to take their pick of the properties available. Buyers who reserve now at The Mill also have greater opportunity for personalising their home, including many options for choosing the fixtures and fittings.
“On the day of the launch, there was a queue of people waiting outside for the doors to open and it was really exciting to show people our homes, hear some fantastic feedback from visitors and make our first sales. Another major benefit is the availability of the Government-backed Help to Buy – Wales Equity Loan* scheme on homes at The Mill, enabling purchasers to secure a brand-new property with as little as a five per cent deposit.
Following the success of the off-plan launch, Lovell now has a small number of two-, three- and four-bedroom homes available for sale at The Mill, starting from £178,000 (£142,400 after a Help to buy - Wales Equity Loan*) for the two-bedroom Ashton house style. A limited number of three-bedroom homes are available starting from £258,000 (£206,400 after a Help to Buy – Wales Equity Loan). Just one four-bedroom Willow house style, with garage and parking, is available at £315,000. All homes at The Mill are also subject to an Estate Management service charge.

The 800 homes under construction at The Mill, Canton, include 358 homes for open market sale by Lovell and 442 homes for rent for the Tirion Group. The homes for Tirion – which will be managed by Cadwyn Housing Association – are made up of 325 properties for discounted rent, 42 homes for open market rent and 75 homes for social rent. The scheme is going ahead with a commercial loan from the Welsh Government and financial backing from the Principality Building Society, and is being developed by the Tirion Group in partnership with Lovell.
